How does a reverse mortgage work? The reverse mortgage is a fairly newer national program that allows individuals to take the cash out of their home for personal use. Because this is home equity you already own, the program allows you to take this money out of your home while never having to make a house payment ever again!

The program is mostly available to senior citizens who are 62 years or older, but private banks and lenders are now offering their own reverse mortgage program. Many of these private programs have made them available to younger groups of people as well.

How Does a Reverse Mortgage Work?

In a nutshell, the reverse mortgage program works like this…

The homeowner is interested in accessing the cash they have being held up in their home

The homeowner applies for a reverse mortgage to take the equity out of their home

Once approved, decide how to accept payments: all at once in a lump-sum, in monthly installments, or a credit line

The funds obtained don’t have to be repaid until you sell your home, at which point you’ll most likely have the cash to repay the loan from the sale of your house.

Qualifying for a Reverse Mortgage – Requirements

Qualifying does not have high credit score or income standards. Even if you have a bankruptcy on your record or your home is in foreclosure, you may still be able to qualify for a reverse mortgage. This is because the cash being acquired is taken from the equity that you already own in your home. It’s like borrowing against yourself, and a reverse mortgage is tax free!

In order to qualify for a reverse mortgage and maintain a good record, you must keep you home in good condition and keep your real estate taxes and homeowners insurance payments current. This also includes any assessments that may be due, particularly if you are a condo owner. Lastly, you must continue to live in the dwelling, otherwise you will likely be expected to repay the loan.

In order to get approved for a reverse mortgage, you must not have any liens on your home. If you do, just be sure to pay those off before closing on the loan.

It is also not necessary to own your house free and clear in order to qualify for a reverse mortgage. Any outstanding balance of your mortgage can be paid off with your loan, but if the funds are inadequate you can use additional funds from any other account you own. That way you will still be able to take advantage of the program, get the cash equity out of your home, and never have to make another house payment again.

What Can Money From a Reverse Mortgage Be Used For?

One of the greatest benefits of this program is that there are very few limitations on what the funds of your loan can be used for. Here are some of the common uses for a reverse mortgage:

Pay off your existing mortgage

Supplement your retirement income

Pay for home improvements and remodeling

Take the vacations you’ve always wanted

Pay off medical bills

Buy a new car

Put it into a savings or investment account

Pay off taxes

Pay off student loans or school expenses

Applying for a reverse mortgage loan is easy. Typically the information you need is just your personal information (DOB, SSN, address, etc), the value approximate value of your home, the location of your home, the amount you owe on your current mortgage (if any). That is typically it to get started!

Getting debt relief counseling can be one of the smartest things a person can do to wipe a majority of the debt clean. Individuals who have over $10,000 in debt can often find that more than half of it can be eliminated right off the bat. Debt relief counseling with an experienced expert can make this happen swiftly, while helping your become completely debt free.

Its typically a short, pain-free process that can quickly fix an otherwise stressful situation by getting rid of bill collectors, negotiating payments down to just pennies on the dollar, and making and greatly reducing the amount of money that you owe… regardless if your debt is a result of:

Credit Card Debt

Mortgage Loans

Student Loans

Unpaid Bills

Debt relief counselors are experts at taking all of your bills and reducing the amount you own to next to nothing. While you could go through this process yourself by trying to negotiate with your banks and credit card companies, debt counselors handle all of the leg work for you. Because they are experts at reducing debt, they know exactly who to talk to, what to say, and how to eliminate the most amount of debt possible.

How Debt Relief Counseling Works

The first step is to fill out an online application to see if you qualify for any kind of debt reduction or financial assistance. If you qualify, a debt counselor will contact you to let you know the options available. In most cases, in order to qualify for debt assistance or counseling, you must have at least $10,000 in debt or outstanding bills. The more debt you have, the more they are able to negotiate it down so you only end up paying a fraction of the amount you owe. In most cases, whatever amount that they come up with can be paid back over a length of time, such as 10 years.

Once the debt counselor negotiates your bills down, they will often pay off remaining amount in full. That way the counselor now owes the debt, and you pay them back. The benefit of this is you no longer have multiple bills to pay. There’s just one bill withe the debt relief counselor, who will help and guide you on improving your overall financial health.

The ultimate goal of the debt relief counselor is to:

Eliminate and Wipe Clean as Much Debt as Possible

Make Any Remaining Debt Minimal and With Tiny Payments

Advise You On Increasing Your Wealth Once You Are Debt Free

To begin right away, see if you qualify for debt relief counseling by fill out an online application. If you qualify, a debt counselor will call you to discuss options. However, they will most likely want to go over your credit report with you. Be sure to have a copy hand, which you can get for free here.

Ever year, the amount of unclaimed checks and lost money continues to grow. Millions of dollars in property goes missing and completely unnoticed. Fortunately, it has become easier to find unclaimed checks and retrieve lost money without much hassle. With online databases and new resources to contact property that rightfully belongs to you, claiming what is yours is just a matter of searching for that money owed to you.

Interestingly, nearly 80% of those how have found unclaimed checks never knew there was money owed to them to begin with. But those individuals who perform a simple online search for missing money are often surprised to see cash and other property just waiting to be collected.

Just think of the number of times you have moved in your life, canceled a service or subscription that you pre-paid for, jobs you left, and cash you’ve earned through rewards programs. Many times these groups that owe you a check are not going to do it willfully, and they hope you don’t ask for the money you’re owed.

Common Unclaimed Checks, Lost Money and Missing Property:

Some of the most common types of things that go unclaimed are…

Un-cashed checks and wages

Bank accounts and safe deposit box contents

Stocks, mutual funds, bonds, and dividends

Insurance policies, CD’s, trust funds

Utility deposits, escrow accounts

These are all things may have been based down to you, either legally or through a will, that may be owed to you. But nobody’s taken the time to search for outstanding money or thought about how to retrieve it.

How to Find Missing Money

The first step is to perform a search by using your name, address and previous addresses you lived in. The more accurate the information you provide, the better the search results will be. This is particularly true if you have moved states and may have outstanding debts owed to you from your previous residence, such as an old employer or utility bill.

Once you find missing money or property and you submit your claim, the state will do some basic research to make sure you are who you say you are before rewarding you with your possessions.

In some cases, there may be items owed to you from a deceased relative as a result of being the rightful heir. It is not uncommon for someone to have bank accounts, stocks, real estate, and other assets that family members do not know exist. Unfortunately, when that person passes away the money is often unclaimed and eventually becomes property of the bank… unless you can get to it first.

In the end, it is your responsibility to find and acquire unclaimed checks, missing money and lost property. Rarely is somebody going to go out of their way to make sure it is delivered to their rightful owner, and in many cases they hope you never come calling. After all, it could be a lifetimes worth of savings that can be useful for a very long time.

If you’re falling behind on your mortgage payments and at risk to having your home foreclosed, there are steps you can take to stop home foreclosure and having the bank take your house back. As bad as things may seem, the bank does not really want to kick you out of your house. But they will unless you stop them.

Banks are in the business of lending money, but they are caught in situations where they have to repossess homes and cars from people who do not pay their bills. After all, when you have a mortgage with a bank they actually own the property. They are just lending you the money as a finance institution. But because banks are lenders and not real estate companies, they do not want your house. It costs them money to go through the legal process and then try to sell your home in order to recoup their funds… generally at a loss.

But realized another thing. Many home owners are purposefully foreclosing in their home because they just don’t want it anymore. They figure its better just to give it back to the bank than to try to sell it.

Knowing this, you can use this information to your advantage and keep your home. In many cases when you demonstrate to the bank that you want to keep your house and that you want to continue to make payments, they will work out some sort of an agreement with you. Thus allowing you to keep your home and avoid foreclosure with your bank. This is typically done through a loan modification.

How to Stop Foreclosure on Your Home

If you make an arrangement with your bank or mortgage lender in order to stop foreclosure on your home, you accomplish a number of goals. The first, of course, being that you get to keep your home. You don’t have to go through the physical and emotional process of being removed from your home and trying to find a new place to live.

The second advantage is saving your credit. A foreclosure puts a big black mark on your credit report, which will not only make it difficult to buy another home, but can prevent you from getting a job, stop landlords from renting to you, and have your credit cards closed on you without notice (see your current credit score here).

Here’s how to avoid foreclosure and prevent the bank from taking your home back…

Figure out how much you can realistically afford to pay

Go to Foreclosure Fighters to lower your mortgage

Keep your home and sleep well

After you have made new arrangements with your mortgage lender, you’ll want to continue concentrating on ways to improve your personal finances by finding additional ways to save money, cut unnecessary expenses, and increase your income. That way you are well prepared financially and can avoid the threat of having your home foreclosed on in the future.

Small private banks and credit unions that offer a personal relationship are far and few between, as the big banks gobble them all up. At some point or another you will need a loan, whether it be a home mortgage, auto loan or a personal loan, and chances are you’ll be working with the large banks and there terms.

For instance, the Arizona Department of Commerce provides a grant program to create new jobs and help increase the skill and wage levels of employees in Arizona. This particular program will reimburse businesses for costs associated with training and hiring new employees, or developing skills of existing employees.

Employees, or those looking for a new job, can also benefit from job training grants. Through individual grant assistance programs and community based job programs, job seekers may be able to obtain skills training to help them increase their qualifications and economic competitiveness. This is a great way for an individual to enhance their resume in an environment where job opportunity can be scarce. These programs are often provided on-site at local community colleges or vocational schools.

Other grants related to job training grants may include:

Computer Training Grants

Medical or Nursing Student Grants

Adult Education Grants

Job training funding being awarded to states and companies across the country are paying off. Just in Tennessee, Governor Phil Bredesen and the Department of Labor & Workforce Development Commissioner James Neeley have awarded over $10 million to assist more than 37,000 employees in the past four years. According to Governor Bredesen,

Job training to upgrade the skills of Tennessee’s workers is one of the best things we can do for our economy. Now more than ever, it is important to continue training our workforce to keep employees and companies competitive.

As an employee or employer taking advantage of these programs when made available, income and employment goals can be reached as overall economic competitiveness continues to rise. By having a more qualified, better trained workforce in America, less jobs are outsourced and employment rates can remain healthy.

There are a number of different options for people who are looking to get government grants for housing. Whether you’re looking for mortgage assistance, help with rent, home improvement grants, or help with a down payment on a new home, you may qualify to receive government or private funding. By applying for government grants for housing, you could not only get the money you need to help finance your goals, but the cash is generally awarded tax-free and with no repayment terms. In other words, individuals who receive real estate grants for housing never have to pay the money back.

Types of Government Grants for Housing

Anyone can search the federal grant database, but where you also want to seek grant funding is through your local and state government agencies. They have a higher interest in the development and success of your neighborhood and are more likely to offer real estate financing options. By accessing the grant directory below, you’ll have access to an up-to-date list of government and private grant programs that are available in your area.

Some of the various types of grants available include:

First Time Home Buyer/Down Payment Assistance: These programs can help people make that first purchase, as it can be the most difficult one to make. Home buyer grants can often offer down payment monies, help with closing costs, or even low-interest loans. Depending on the programs in your area, there may or may not be income limitations in order to qualify for these programs.

Grants for Rent: Government rental assistance programs can provide rental vouchers that will help families pay for rent, down payment or security deposits on a new rental agreement, and other expenses included in your rental agreement. These programs may not fund individuals directly, but be available through a network of state and federal programs.

Home Improvement grants: If you have a roof to fix, appliances that need upgrading, or want to make your home safer, home improvement financial aid resources may be able to help you finance those projects. Even if you have plans to expand your home, many communities offer some sort of assistance.

Veterans and Elderly: Various grants for special interests are available, such as grants for veterans and grants for elderly individuals who can use some cash to purchase a home, reduce their mortgage, or making your house more handicap accessible. In addition to financial aid, there are government housing programs available in many communities that can help place you in a new home.

Developer’s Assistance Programs: Each state generally has programs for developers who have an interest in building or improving communities. By partnering with the government, investors and business and real estate businesses can claim free government money to help with those projects.

This is just a short list of the many different types of private and government grants for housing. By accessing the grant directory, you can identify the programs available in your area and get the details on eligibility requirements, how to apply and receive the grant money you qualify to receive.

If someone know how to get money you never have to pay back, don’t you think more people would be talking about it? There are resources available, but most people either simple choose to ignore the facts or don’t have the initiative to seek out these programs. Most people are familiar and comfortable with getting a personal loan. You go to the bank, talk to a banker, they walk you through some paperwork, and you either leave with the money you need or your loan is denied.

If your loan was approved, it will come with interest and repayment terms. In other words, you’ll have to pay back a certain amount of money every month until the full loan, plus interest, is repaid. In the end, you probably end up repaying twice as much money to the bank as you actually borrowed.

Seeking a loan from a private lender or even with a cash advance comes with even less favorable terms. These are typically high-interest loans and often require you to put up some sort of collateral. That way if you do not repay your loan, the lender keeps your home or car, for example

How to Get Money You Never Have to Pay Back…

The answer to your money problems may be to get money that you never have to pay back. How is this possible?

Government and private grants are funds that are awarded to individuals to help them pay for personal, business, educational, or other expenses. Grants are often funded by tax payer dollars and any money received does not have to be paid back. Depending on the grant you apply for, that’s money that can be used to:

Get Out of Debt

Start a Home Business

Buy a New Home

Go Back to School

Pay for Other Personal Needs

Grants are not the same as applying for a loan. Because the money does not have to be paid back, applying often times does not require a credit check, down payment, collateral, or even income verification. In many cases it is just a matter of matching your goals and qualifications to the interests of the grant provider. As a result, you could be awarded $20,000 or more in cash grants the never have to be paid back.

By doing a grant search, you can find a listing of grant funding programs that are currently being provided, along with the qualification requirements and step-by-step instructions on how to appropriately apply for these funds. You can apply for as many grants as you like, but you must be at least 18 years old in order to access the grant directory and see what funds you can qualify to receive.

While attending a 2-year school can be far more inexpensive than attending a state college or university, there are many community college financial aid resources that can help pay for classes. Credit hours are typically less expensive than your 4-year school, which is what makes them an attractive option for new and adult students. Educational expenses do add up though. In addition to tuition expenses, there are the regular books, course fees, and other costs that quickly add up and can make it difficult for many people to afford.

While 2-year schools is designed to be a low-cost alternative to attending a university, most students are still relying on community college financial aid. Interestingly, these colleges are not exempt from tuition increases either, and costs are continuing to rise. That’s mainly because they can.

More and more people are continuing their eduction and going to college. In particular, there is an incredibly increase in the number of women and minority students. As a result, 4-year schools are able to put a premium on the limited space they have for students. While most schools would like to have higher enrollments, there is generally a lack of space. Instead, they simply raise tuition costs, making it nearly impossible for many students to afford.

That’s why many students turn to community college. In addition, often times it is the ideal place to obtain a nursing degree or degree in a technical field. However, with more tuition pressures at the 4-year school, there is also an enrollment spike at the 2-years schools, which is again raising tuition costs.

The good news is with an increase in students, particularly women and minority students, there are more financial aid resources being made available. While community college financial aid largely did not exist in the past because it was already a low-cost option, it is quickly becoming the norm for students to be on some sort of financial aid program.

Getting Community College Financial Aid…

The first place to look for help to pay for school is the college itself. Many institutions provide programs for individuals who meet certain income requirements. This generally requires scheduling an appointment with a financial aid advisor to discuss the options that are available to you.

In addition to the school-supported programs, these advisors will also inform you about other options that are available to you as a student. This could include low-interest student loans, federal grants and scholarship programs.

The greatest benefit of obtaining a student grant or scholarship is that any money that is awarded does not have to be paid back. These funds can often be used to not only help pay for tuition, but all other educational expenses, such as textbooks, lab fees and other materials.

Scholarships are typically awarded based on a qualification that is met and must be maintained. Scholarships based on merit, or maintaining a minimum grade point average, are common. Unfortunately, often times if you fail to meet the requirements, the scholarship can be taken away, which could hinder your ability to enroll in classes the following semester.

Grants, on the other hand, are typically provided with less restriction. Unlike student loans and scholarships education grants can be provided regardless of credit, income, grade point average, or your status as a student. That’s what makes them the ideal solution for many students.

Like scholarships, however, your college may not be aware of all the different student grant programs that are available to you. Often times it takes the initiative of the student to seek out, find and apply for these programs on their own. While this could require a little bit of time in searching through a grant directory and applying for the programs that you believe you qualify for, the effort could be a rewarding one.

There’s over 20 billion dollars available in free government grants for women and minorities that can help American citizens pay for school, start a business and help with other personal expenses. While the government does not typically advertise these programs, women and minority individuals are encouraged to apply for these grants in order to help them reach their goals.

What many people don’t realize is that the federal government is no the only agency providing grant money for women and minorities. These funds can also be obtained by:

State Government Agencies

Local Government Grant Programs

Private Foundation Groups

Thousands of Scholarship and Financial Aid Programs

The challenge, for most, is finding these programs. Because government grants for women and minorities are not advertised, it is up to the individual to be resourceful and find the programs that are available. With each challenge, however, comes opportunity. Those who are able to find and apply for free grant money have the chance to qualify for as much as $50,000 in grant funds that never have to be paid back.

Applying for Government Grants for Women and Minority Individuals:

When you apply for these programs, you may realize that it is different than applying for a personal loan. Because grants are generally provided tax-free, interest-free and with no repayment terms, qualifying for a grant does not always require good credit, collateral or even income verification. As long as you meet the eligibility requirements and your goals match the interests of the grant, you could be awarded the funds you need.

While there are no guarantees that you will be approved, there are hundreds of government and private grants for women and minorities to choose from. There is no limit on the number or times you can apply or the number of applications to various programs that you can submit, which means you could very well be approved to receive multiple grant checks.

Women and minority individuals are the fastest growing demographic of new business owners, college students, and business professionals. Because of these rapidly increasing statistics, you’ll find that there are more and more programs being offered everyday. While there is no shortage of grant money being provided, the funds that are made available come and go quickly. That’s where access to an up-to-date grant directory can help you claim the money you need.
